Before you start
This calculator covers new residential, HMO, hotel, and student developments in Norfolk's nutrient neutrality catchments (Wensum SAC, Broads SAC) and Kent's Stodmarsh SAC/SPA/Ramsar. It takes around 5 minutes and produces an indicative budget plus a step-by-step guide to entering the same numbers into the official council workbook your LPA will accept.

- Site postcode — used to detect the catchment, soil, NVZ status, rainfall, and nearest treatment works.
- Site area in hectares — or draw the red-line boundary directly on the map.
- Development size — number of dwellings, plus room counts if you're building HMO, hotel, or student accommodation.
- Current land use — what the site is today (farmland, grazing, brownfield, garden, etc.).
- Sewage destination — mains sewerage (you will need to know which waste water treatment plant you are connecting to) or a private treatment plant.
- For Kent sites only: expected first-occupancy date. Drives which permit regime applies; if unknown, today's date gives the most conservative figure.
